THE REQUIREMENT
Full visibility across a complex operational property.
The Waterfront Hotel includes a full kitchen, spa, restaurant, conference facilities and a complex mechanical plantroom. The hotel needed a dependable way to see each critical system, reduce manual checks and react to faults before they affected guests or daily operation.
Domotica Systems designed a custom Loxone building management system that brings plant equipment, energy, refrigeration, ventilation, water and pool systems into one interface available from a phone, tablet or computer.

ONE MANAGEMENT INTERFACE
The whole hotel, organised around the way it operates.
Controls, electricity, emergency overrides, refrigeration temperatures, climate, lighting, liquid levels, pool temperature, ventilation and water consumption are grouped logically within the same system.

MECHANICAL PLANTROOM
Complete visibility of the building's heart.
Pumps, boilers, calorifiers and heat exchangers are monitored live. Running status, faults, circuit pressures and temperatures are visible remotely, while dedicated emergency overrides allow authorised staff to react quickly without first reaching the plantroom.

BEHIND THE SYSTEM
Built, wired and commissioned for the plantroom.
The finished interface is only one part of the project. Domotica Systems built the control cabinet, integrated the existing mechanical controls and installed a dedicated operator display so the hotel team can see live readings, understand the system and retain direct local control.




ENERGY MONITORING
Twenty meters. Every operational zone.
Electricity is monitored across guest-room floors, the spa, boiler house, reception, plantroom, conference facilities, kitchens, restaurant, IT and laundry. Management can compare consumption between areas and investigate unusual demand using real operating data.

COLD CHAIN MONITORING
Fifty units without handwritten logs.
Teltonika wireless sensors monitor the hotel's fridges and freezers continuously. Twelve hubs pass readings to the Loxone Miniserver through MQTT. Temperature records are stored automatically and alerts are issued when a unit moves outside its safe range.

DELIVERED SYSTEM

Critical information, presented clearly.
Ventilation, reservoir levels, pool temperatures and water consumption each have dedicated views, alerts and control functions within the wider hotel interface.

Historical data replaces manual temperature records, while live plant information helps staff identify problems before they develop into larger operational issues.
